195 new affordable homes have been completed as part of the first properties to be delivered at Cheshunt Lakeside.
B3Living, Homes England and Broxbourne Council marked the landmark moment by planting a tree in the new landscaped podium garden, which is located in the heart of the development, which features 112 affordable rent and 83 shared ownership homes.
David Biggs, Chair of B3Living comments, “This development is the largest in B3Living’s history which has been made possible through our ongoing relationship with Broxbourne Borough Council and a £10.2million grant from Homes England, which strengthened our partnership with them.
"These affordable homes demonstrate our ongoing commitment to providing accessible, high quality housing for individuals and families with different needs. We have ensured that environmental sustainability, safety and security has been prioritised and also included measures such as providing flooring in every home to help alleviate furniture poverty amongst incoming residents.
“I would like to thank everyone involved in delivering this high quality development, which delivers additional affordable homes over and above the section 106 requirements for the regeneration as a whole.”
Situated on the site of the former Tesco HQ Cheshunt Lakeside will eventually deliver 1,725 new homes, ranging in sizes and tenure along with commercial space, green corridors running through the area, pocket parks, a new school, and excellent cycle and pedestrian routes.
Local jobs will be created and new investment in transport links including a new road and upgrades to the railway station.

The Quadra shared ownership apartments have the same high-specification as private sale homes and modern amenities and conveniences have been integrated to ensure comfort and convenience for residents. The homes are thoughtfully designed, maximising living space and natural light and include composite quartz worktops, white appliances, fitted carpets and flooring. Some of the top floor apartments have enviable views of the City of London and Docklands with others boasting stunning views of the Lee Valley Park.

Our customers are at the heart of our business and worked closely with our Customer Community network to identify whether residents preferred en-suites to the master bedroom or additional storage space. The general feedback confirmed people preferred storage and we were able to reflect this into our designs to ensure we created a mixture of both.
“We have also placed serious emphasis on the safety of our residents in the design and building of the development. The specification exceeds regulations with sprinkler systems including in all homes, which is beyond what is legally required, and reflects our responsible and proactive approach to resident safety along with non-combustible balconies.”
The development embraces sustainable practices and reduces its environmental impact. The provision of traffic-free pedestrian green links, 40 electric car charging points with the infrastructure in place for more, solar PV-powered communal areas, and green spaces showcases a commitment to sustainability and promotes eco-friendly living. Additionally, the implementation of the Underfloor Heating and Radiator (UHR) system, USB and smart plugs and Vent Axia system further enhances the comfort and living experience of residents.
The inclusion of a landscaped courtyard adds to the aesthetic appeal and provides a pleasant communal space for residents to enjoy.
