Congratulations to our Development team for being shortlisted for the 2022 Inside Housing Awards.
Everyone at B3Living is delighted that the hard work of Hannah, Rhys, Ross, Rob, Dean and Jon has been recognised across three awards categories.
A special mention must also go to Zoltan, who sadly passed away during the year, but was a key contributor to many of these projects.

“We’ve done a lot to position B3Living as an active placemaker in our local area. It’s a great place to live, and we want to help local people to stay and build their lives here. The private market has become out of reach for so many, so by stepping up our development activities, we can provide that affordable option.”
For several years, B3Living has been one of the only organisations developing new affordable housing in our home borough of Broxbourne.

Best affordable housing development
This scheme has been shortlisted in recognition of its role as a flagship townscape statement.
Oaklands represents new benchmark for future affordable homes in our area. Through this project a disused trucking depot has been transformed into a high-quality residential space which matches the quality and style of private developments.
The team seized a placemaking opportunity by amalgamating the land with an adjacent B3Living garage site, maximising the potential of the site. The scheme was also carefully designed to reduce impact of car parking with pockets of landscaping and to incorporate non-combustible materials. It enjoys a prominent placement along the river, at the entrance of a new bridge into Hoddesdon.

Best regeneration project - up to 100 homes
This scheme has already received praise from residents and stakeholders alike, who appreciated the generous room sizes and the quiet, leafy location.
Beech Walk was designed to facilitate downsizing by placing the long-term needs of people over 55 at the heart of its design. Its layout has resolved the access issues that came with the previous chalet-style homes on the site and the design takes a Fabric-First approach to reduce heat loss and residents’ cost of living.
The Beech Walk regeneration offers a modern, welcoming rental alternative for this demographic and includes some of the only new-build, social-rented homes the area has received in recent years.
Best development team - urban
Although the team is small, their ambitions are high and they continue to increase our affordable housing delivery year on year. In the last 24 months, they have delivered our largest homes programme and the biggest development scheme in our history.
Although delivery numbers are important, our team places a greater focus on our customers and making a difference in providing homes and communities that people want to live in. Their approach sticks to closely our core values and prioritises considerations around fire safety, cost of living and energy efficiency.
The team has changed B3Living’s approach to development partnerships, engaging with partners whose values and proactive attitude align with ours. Not only has each member of the team grown in experience and expertise, collectively they have proven their potential and transformed our profile and contribution to affordable housing delivery.
