We always want you to feel comfortable in your home. Part of this is providing quality, affordable services.
However, every year, things cost more. So, in order to keep providing those services, we need to increase our rents.
As normal, your rent won't be changing until April.
For all B3Living customers, rents will be going up by 2.7%.
Here's a example of how this might look:
E.g.
If you paid every week... | £200 |
Then your rent would go up by 2.7%... | + £5.40 |
So from April 2025, your rent will be... | = £205.40 |
We're a not-for-profit company. This means our rents are discounted compared to private landlords.
Your rent covers the cost of your home. This includes the cost of managing and repairing it, as well as budgeting for long-term maintenance or future improvements.

Rents usually change every year to help us cover our costs.
We’re a not-for-profit, but things still cost us more every year.
So we adjust our rents every April to be responsible as a business. Otherwise, eventually, we’d be in trouble.
We'll update the amount. You don't need to do anything.
You'll get an email/letter from our payments service, AllPay, to confirm.
On 7th April (not before), log into your Universal Credit journal and fill in the "To-do" section with your new charges.
If you don't, you might not get paid the right amount after April or your benefits could stop completely.
If it's paid directly to us, you don't need to do anything.
If it's paid to you directly, then you need to contact your local council and let them know your new charges.
Service charges are different to rents - but we're still mindful about keeping them affordable.
Every year, before March, we look at how much we’ve spent in the year just gone and plan for any major work that we know is coming up.
Increasing rents won’t make a profit for B3Living. But it will help us balance the books in line with inflation.
We won’t compromise on what’s important, such as:
- Keeping our homes safe.
- Investing in homes to lower energy bills.
- Supporting our community (e.g. foodbanks)
- Paying our team a fair wage.
Our priority is still to invest in our homes and communities.
